Because Canning Vale is newer, the drains are PVC rather than clay. Tree roots
are less of a problem here than in the older suburbs — the joints are sealed and
the trees are younger. What we pull out of Canning Vale drains is usually wipes,
fat, and things that went down a toilet that should not have.
The bigger issue on these larger blocks is stormwater. Soakwells fill with silt
over twenty years and stop draining, and you end up with water sitting against
the house after every decent downpour. That is not a blocked drain, it is a
soakwell that has reached the end of its life, and it needs a different fix.

A planned replacement costs less than an emergency one, and hot water systems
have a habit of dying on a Sunday.
Bigger Canning Vale homes also run more bathrooms than the tank was originally
sized for, so if you are running out of hot water rather than losing it
completely, the unit may just be too small. We will tell you which it is.
