Leak Detection
A water bill that has doubled with nothing to explain it. A damp patch on a wall
that keeps coming back. The sound of running water when every tap in the house
is off. A warm spot on the floor. Water pooling against the house that has
nothing to do with rain.
These are hidden leaks. The water is going somewhere, and until someone finds
out where, you are paying for it every day.
We find them. We are a Thornlie-based plumbing and gas business and we cover
Thornlie, Gosnells, Cannington, Canning Vale, Huntingdale and the surrounding
south-east suburbs.
Signs you have a hidden leak
- Your water bill has jumped and nothing about your household has changed
- A damp or discoloured patch on a wall, ceiling or skirting that keeps
returning after you dry it
- A musty smell in a cupboard, or under the sink
- You can hear water running when all the taps are off
- A warm patch on the floor, which usually means a hot water line under the slab
- Water pooling in the yard or against the house in dry weather
- Water pressure that has dropped off gradually over months or years
If any of these sound familiar, it is worth having looked at. Leaks do not fix
themselves and the water is going somewhere — usually into a wall cavity, under
a slab, or into the ground under your footings.
How we find a leak
We start by working out whether you actually have a leak, and roughly where it
is, before anything gets opened up.
That means isolating sections of the system and testing them, checking meter
movement with everything shut off, inspecting the obvious suspects — toilets,
mixers, hot water units, irrigation — and working from the symptom back to the
source.
For a drain we can put a camera down the line and locate the fault from the
surface, so you know exactly where the problem is before anyone digs.
The point of doing it properly is that you do not pay for guesswork. We would
rather spend an hour finding it than open three walls looking for it.
What causes leaks in our suburbs
It depends where you are, and it changes what we look for first.
In Thornlie and the older parts of Gosnells, a lot of homes still have their
original copper, and after fifty years copper develops pinhole leaks. These are
the sneaky ones — often no visible water at all, just a rising bill or a damp
smell. Some older homes still have galvanised pipe, which rusts closed from the
inside and shows up as gradual pressure loss rather than a leak.
In Huntingdale, where the properties are older and bigger, it is more often
tired fixtures and tapware that have been quietly weeping for years.
In Canning Vale, where most homes went up from the 1990s, it is a different
picture — failed fittings, worn mixer cartridges, and slab leaks, where a pipe
under the concrete lets go and shows up as a warm floor or a bill that climbs
for no reason.
In Cannington, with a lot of units and strata, a leak often is not yours. Water
appearing on a ground floor ceiling usually starts upstairs, and finding where
it actually comes from decides who pays to fix it.
