No hot water at all. Water that runs warm and then goes cold halfway through a
shower. A unit that is leaking, rumbling, or rusty around the base. Or you run
out every time more than one person showers.
We service, repair and replace gas, electric and heat pump hot water systems
across Thornlie, Gosnells, Cannington, Canning Vale, Huntingdale and the
surrounding south-east suburbs.

We check whether it can be repaired first
A hot water system is one of the easiest things for a plumber to talk you into
replacing. It is a big ticket item and most people have no way of judging
whether it was necessary.
We check whether yours can be repaired before we quote a replacement. Plenty of
faults are a valve, a thermostat, an element or an anode rather than the whole
unit, and a serviced system lasts years longer than a neglected one.
If it is genuinely finished, we will tell you why and show you. Then we talk
through what actually suits your house rather than fitting whatever is on the
ute.
Signs yours is on the way out
- Water that runs hot then cold, or never gets properly hot
Rumbling or banging from the tank when it heats - Rust or staining around the base, or rusty water from hot taps
- Any water pooling under or around the unit
- The relief valve dripping constantly rather than occasionally
- It is over ten years old and you have never had it serviced
Ten to fifteen years is a normal life for a storage system. If yours is past
that and starting to show any of the above, it is worth having looked at before
it fails. A planned replacement costs less than an emergency one, and hot water
systems have a habit of giving up on a Sunday.
Choosing a replacement
There is no single right answer. It depends on how many people are showering,
whether you have gas connected, how much space you have, and what you want to
spend to run it.
- Gas storage — the most common setup in our area. Reliable, cheaper to run than
electric, and quick to replace like for like. - Gas continuous flow — no tank, so no running out and no space taken up. Suits
households where the hot water demand is unpredictable. - Electric storage — usually where there is no gas connection. Cheapest to buy,
most expensive to run. - Heat pump — highest up front, lowest to run, and there are rebates available.
Worth a proper conversation if you are staying in the house long term. Needs
outdoor space and makes some noise.

get a unit quickly rather than leaving you cold for a week.
If you are running out of hot water rather than losing it completely, the unit
may simply be too small for the house. That is a common one on the bigger
properties in Canning Vale and Huntingdale where bathrooms have been added over
the years. We will tell you which problem you actually have.
Hot water in our suburbs
Canning Vale is the big one right now. Most of that suburb went up through the
late 1990s and 2000s, which means thousands of systems are hitting the ten to
fifteen year mark at the same time. We are replacing more units there than
anywhere else we work.
In Thornlie, Gosnells and Huntingdale the picture is more mixed — older homes,
units replaced at different times, and a fair number quietly soldiering on well
past their expected life. Gas is available through most of these suburbs, so gas
storage or continuous flow is usually the cheapest to run.
In Cannington, units and townhouses come with constraints a house does not have.
There may be no room for a bigger tank, the unit may sit in a cupboard with a
clearance requirement, and a change from electric to gas may need strata
approval. We work out what fits and what is allowed before quoting, so you are
not left holding an approved quote for something that cannot be installed.
